Montgomery County handles a very high volume of real estate transactions. The county has multiple land records divisions to manage the workload. Finance reviews the transfer and collects any recordation and transfer taxes owed before stamping the document. Only after you have that stamp can you proceed to the Land Records office at the main courthouse at 50 Maryland Avenue. This two-step process is firm. Do not skip Finance.

The standard Maryland recording fees apply in Montgomery County: $20 for the first two pages of a document, $5 for each additional page, and a $75 surcharge. Maryland's state transfer tax of 0.5% applies to all sales. First-time homebuyers pay 0.25% on their share.
