Wicomico County Property Records Search
Wicomico County property records are kept at the Circuit Court Clerk's office at 101 N Division St in Salisbury, where Clerk James B. McAllister maintains the official land records for the county. Wicomico stands out in Maryland because it has no county transfer tax, which lowers the cost of buying property here compared to most other Maryland counties. The recordation rate is $3.50 per $500 of consideration, paid to County Finance before recording. If your property is in one of the county's eight incorporated municipalities, that municipality's office must also process the document before it comes to the Clerk.
Wicomico County Overview
No County Transfer Tax: A Real Difference
Most Maryland counties charge a county transfer tax on top of the state transfer tax when real property is sold. Wicomico County does not. This is unusual and means buyers in Wicomico pay less in taxes at settlement than buyers in most other Maryland counties. The state transfer tax of 0.5% of the sale price still applies (0.25% for first-time homebuyers), but there is no additional Wicomico County layer on top of that. For buyers looking at properties across county lines, this is a real cost difference worth knowing.
The recordation rate in Wicomico County is $3.50 per $500 of consideration. This is paid to County Finance separately before you bring the document to the Clerk. The state recording fee of $20 for the first two pages and $5 per additional page still applies, as does the $75 state surcharge on most instruments. So while there is no county transfer tax, there are still recordation fees and the standard state charges. The Finance office calculates what you owe and collects the recordation tax before stamping your document.

Municipality Processing Before Recording
Wicomico County has eight incorporated municipalities that require their own processing step before a deed can be recorded with the Clerk. If the property you are recording is within the city or town limits of one of these municipalities, you must get that municipality's stamp or approval before going to County Finance and then to the Clerk. The eight municipalities that require this pre-recording step are: Delmar, Fruitland, Hebron, Mardela Springs, Pittsville, Salisbury, Sharptown, and Willards.
This adds a step to the recording process for properties in these towns. You should contact the specific municipality's office before closing to find out what they require and how long it takes. Salisbury is the county seat and the largest of these municipalities. Salisbury's city office is accessible and used to this process, but smaller towns like Mardela Springs or Sharptown may take more time or have specific requirements. Plan ahead so this step does not delay your closing or recording date.
